The Mahomet Village Board of Trustees will consider approval of construction plans for Phases 2 and 3 of the Harvest Edge Subdivision during its April 22 consent agenda.
Developer Unlimited Holdings, LLC submitted the plans through BKB Engineering, Inc. for the next phases of the residential development, which spans approximately 20.8 acres on the south side of South Mahomet Road, about 150 feet east of the Littlefield Lane intersection.
Phases 2 and 3 of Harvest Edge will include 68 single-family residential lots and one outlot. Country Ridge Drive will be extended through the development, connecting Littlefield Lane to County Road 425 East. Additional internal streets and a temporary cul-de-sac at the end of Allis Drive are also part of the plans.
One additional waiver has been requested by the developer and is supported by staff. The waiver would reduce the required minimum distance between two parallel streets from 200 feet to 196 feet between Allis Drive and County Road 425 East.
While the development agreement allows the developer to forgo sidewalk construction along CR 425E, Unlimited Holdings has opted to include a sidewalk along the frontage of Phase 3 to the Country Ridge Drive intersection. A mid-block sidewalk connection will also be provided from Littlefield Lane via Outlot 307.
The property lies within the village limits and will be connected to Mahomet’s water and sanitary sewer systems. Six other waivers were previously approved during preliminary plat review in September 2024, including modifications to street right-of-way widths, block lengths, and roadway improvements.
According to village staff, the plans meet subdivision ordinance and development agreement standards with the requested waiver. If approved, future steps will include final plat presentations for each phase.
The April 22 consent agenda item follows a study session presentation to the Board on April 15.
